The strategy upfront was to incite a bidding war. We gave specific timelines in the MLS to be clear to agents when the property would be going live from the Coming Soon campaign and able to be viewed. Within 3 days we had 5 offers and we had to dissect each offer to determine which one had the most amount of deal certainty. We had multiple cash offers well over the asking price however the seller chose to go with a mid-level bid.
