1)  Priced Properly:

2) Outside Appeal:

Any experienced agent will tell you that a house’s curb appeal is the number one deciding factor as to how long a house will sit on the market. Good curb appeal sells the home to the potential buyer as soon as they see it.~Zillow Study

3) Great School Ratings:

Homes that are in a good school district will always sell not only faster but at a higher cost than those that aren’t. In fact, a handful of buyers are willing to pay anywhere from 10 to 60% higher above asking price if the home is in their desired district. ~Realtor.com Study

Certain areas of Brevard County post some of the highest school rankings in the nation. This attracts buyers who target the areas with highly rated schools.

4) Move-In Ready:

Homes that can be listed and marketed as move-in ready typically will sell at least 12 times faster than if there is work to be done. ~ Wall Street Journal

Moving is a daunting task, the less a buyer has to do to start enjoying the home immediately, the quicker the home will sell.

5) Professional Photos:

One study, in particular, found that homes that had photo’s that had been taken by a professional photographer had a higher sell rate (anywhere from $3,000 to as much as $11,000 )than those that looked like they had been taken by the homeowner or a novice. ~Refin Study
