Why Some Melbourne Homes Sell Faster

1)  Priced Properly:

Homes that are priced just at market value or even a bit below value tended had a fifty percent rate of selling within 2 months. As opposed to those that the homes had been marked well above the area market value. ~Zillow Study

Correct pricing is both an art and a science. Incorrect pricing can affect the bottom line of what a property will ultimately sell for. Sellers who have priced their home inaccurately find themselves languishing on the market for months and missing out real buyers because the property is priced over their search criteria.

2) Outside Appeal:

Any experienced agent will tell you that a house’s curb appeal is the number one deciding factor as to how long a house will sit on the market. Good curb appeal sells the home to the potential buyer as soon as they see it.~Zillow Study

Curb appeal and “Web” appeal are key factors with the buyer’s first impression of the property. (See point #5 and #6)

3) Great School Ratings:

Homes that are in a good school district will always sell not only faster but at a higher cost than those that aren’t. In fact, a handful of buyers are willing to pay anywhere from 10 to 60% higher above asking price if the home is in their desired district. ~Realtor.com Study

Certain areas of Brevard County post some of the highest school rankings in the nation. This attracts buyers who target the areas with highly rated schools.

4) Move-In Ready:

Homes that can be listed and marketed as move-in ready typically will sell at least 12 times faster than if there is work to be done. ~ Wall Street Journal

Moving is a daunting task, the less a buyer has to do to start enjoying the home immediately, the quicker the home will sell.

5) Professional Photos:

One study, in particular, found that homes that had photo’s that had been taken by a professional photographer had a higher sell rate (anywhere from $3,000 to as much as $11,000 )than those that looked like they had been taken by the homeowner or a novice. ~Refin Study

7) 3-D Virtual Home Tours:

8) Design Features:

An interesting study found that by mentioning these specific features the home had a higher interest rate and sold anywhere from 30 to 60 days quicker than if the home didn’t have these design features. Some of the design features are Stainless Steel Appliances, Large Farmhouse Style Sinks, Quartz and Shaker Style Cabinetry.~Zillow Digs Study

In Florida, the current design features buyers are seeking is a seamless integration between indoor and outdoor living. Open concept, great room floor plans in a Transitional or Modern style are selling the fastest.

9)  An Accomplished Agent:

It makes a difference. A competent, talented, experienced agent knows what the market is doing and what points to highlight, they also have contacts within the community. Homes sold by an accomplished agent typically sold around 30 percent faster than homes listed with the unseasoned agent. ~Study by Dr.Bennie D. Waller, Longwood University
