The buyers for this property had a limited budget and during inspections were discouraged to find out the roof was going to need to be replaced. They knew it was older, but they were hoping it still had some useful life left on it. Not only was it older, but it had also been a ‘re-roof’ which meant it was never done properly in the first place.
Because it’s such a hot seller’s market, we were concerned the sellers would not budge much on price. However, I was able to make our case and at the end of the day, they did agree to come down in price $10K to compensate for the roof. The buyers couldn’t be happier and will soon have a new roof over their heads.
I was also able to successfully negotiate with the sellers to allow my buyers to move their items into the house 2 days prior to closing. Because my buyers were selling another property, this took a huge amount of stress off of them, and they were able to sell and buy on the same day.
