Most people in Brevard County associate South Tropical Trail with incredible riverfront property and the most scenic views of the river. The real estate along South Tropical Trail in Merritt Island is some of the most expensive in the County and for good reason. Most of the property on “The Trail” features large estate lots along the Intracoastal and Banana River, substantial homes (some might say “mansions”) and some of the only “deep water” available for boaters.
Selling property on The Trail is something that most real estate agents in our area dream of, but only a few have the capability, knowledge, and confidence to pull it off.
When Don approached me last year with the opportunity to market his property that just so happens to be located on South Tropical Trail, 3 thoughts immediately crossed my mind:

If you remember a few weeks back we posted a video about an event we hosted at the property, “Top Chef on the Trail”. This was our take on a traditional open house, but we wanted to spice things up a bit. So, we partnered with an executive chef, a musician, had plenty of drinks and sent out some invites. And of course, documented it all.
We ended up with around 60 people at the property and yeah, we definitely had some fun.
Shortly after the event, we went under contract.
Fun party? ABSOLUTELY.
Well, I’m proud to say that we ARE CLOSED and set some records for the $1M and up category on South Merritt Island:
• Highest sale in the last 12 months
• Highest Sold Price/SqFt in the last 12 months
• 2nd quickest sale at 66 days on the market (DOM) in the last 12 months
• Represented the coolest seller in the county in the last 12 hundred years…
If you know Don, you know he’s one of the most genuine and trustworthy guys out there. He’s the type that would give you the shirt off his back, but he’s also the type to tell you exactly how it is.
Don is one of the most accomplished men I have ever had the opportunity to form a relationship with and learn valuable lessons from, something I am extremely grateful for.
He and I were both prior enlisted military men, in different decades, but ultimately cut from the same cloth. We come from a culture where trust and loyalty are earned, friendships are bound by honor, and hard work is the only way things get done.
When Don asked me to help him, to me this was more than a RE transaction. This was a test of my self-worth and an opportunity to demonstrate my capability.
