The big obstacle for this buyer was the low price point and high expectations. Through research, I found out that the neighborhood has an immense amount of inventory compared to the general market and that most homes sold for considerably lower than asking and were on the market for a long time. With this information, I encouraged the buyer to look at slightly higher price points with the thought that we can negotiate down. We ended up getting a home that was listed for $140,000 down to $127,000 which is 90.7 % of the list price – considerably lower than the market average!
