The owners of this residence custom built the home 20 years ago with care and precision. Now, empty nesters, they were ready to downsize and simplify but not sacrifice quality and comfort. After much thought and consideration, they decided that Abacos Oceanfront would be the perfect fit. One small hurdle is they needed to sell their Tortoise Island house first as they do not want to have any overlap with ownership, owning two properties at the same time.
Developer contracts like the one used with Abacos Oceanfront do not allow for any contingencies. This means no contingencies for financing or home sales. Since the CK Team represents the developer for Abacos, we were able to negotiate that the developer will give extensions on the closing date, if needed, with additional deposits. The developer was agreeable to these terms because he is familiar with our sales record, superior marketing, and our process and procedures. This gave him more deal certainty knowing the property was listed by the same representation he had chosen. Nonetheless, we were able to facilitate a simultaneous closing for both properties with no overlap in ownership or financial obligation for our client.
