With their four children now adults with lives of their own, the Herold's knew they wanted to downsize from their large 6-bedroom, 4-bathroom pool home in West Melbourne's Crystal Lakes to a smaller beachfront condo in Indialantic, but they weren't in a big hurry. We knew we needed to sell quickly, so we ran a strategic "Coming Soon" campaign to maximize interest beforehand and generate a big buzz before we were Active on the market, because we knew we needed a very special buyer to see the value of this home despite I-95. When we went to market, we had six showings quickly and, despite most homes sitting on the market 50+ days, our marketing conveyed a sense of scarcity that resonated with the buyers, and we secured a FULL PRICE offer within 2 days. But the work wasn't done then, of course! Inspections revealed a host of surprises, and the buyer attempted to aggressively renegotiate. Suddenly we had conflicting priorities--we didn't want to lose the sale because the Herold's purchase of their dream condo required us to keep our deal together. But we didn't want to give away the farm for inspection-related renegotiations either! We strategically whittled through the buyers' requests and settled on some reasonable, affordable repairs without compromising the Herold's bottom line. We even had to negotiate a tough appraisal condition too. Now less than 50 days later, the Herolds are happily living in their new ocean view condo, enjoying their weekends at the beach, taking a dip in the community pool, and enjoying the best live music, great food and fun times Indialantic has to offer.
