Arthur Crossett spent the better part of a week last September taping paper over the windows of his new pizzeria on Wickham Road. Not for privacy. Viera residents kept stopping him on the sidewalk to ask when Uncle Vito's would actually open, and he needed a way to keep working without fielding the question every ten minutes. The soft opening landed on September 25, 2025. A year later, the 1,000-square-foot shop next to the BP station is still slinging New York-style pies, and this month it's marking its first anniversary.
That gap between "we heard it's coming" and "we can actually eat there" is the real story of Viera's last eighteen months. This is a neighborhood where something new gets announced almost every month, but the announcement date and the actual open-for-business date rarely match. If you live here and you're trying to plan an actual Friday night, the question worth answering isn't what's been announced for Viera. It's which of those announcements have already turned into a door you can walk through, and how much runway the rest still need.
What's Already Open
Some of the noise from the last year has already resolved into real storefronts. If you haven't been to The Avenue Viera or Viera Town Center since spring, here's what's actually operating:
- Trader Joe's opened its doors on December 3, 2025, becoming the first location in Brevard County. The rumor had circulated for months before that, tied to permits pulled at The Avenue, and it turned out to be accurate.
- Nordstrom Rack, American Eagle, Aerie, J.Crew Factory, Southern Tide, Tommy Bahama, Air & Anchor jewelry, and Let's Plant It all opened at The Avenue Viera over the course of 2025, according to the shopping center's own year-end recap.
- Lakeside Social, the waterfront bar and food vendor park at Viera Town Center, made its live-music debut on August 27, 2026, with a grand opening celebration over Labor Day weekend. The lakefront spot, a partnership between The Viera Company and Rogue Wave Hospitality Group's Daniel Todd, wraps a main bar and a second boathouse-style bar around roughly 1,000 feet of waterfront.
- Uncle Vito's Pizzeria at 8020 N. Wickham Road just passed its one-year mark, run by Arthur and Julie Crossett, who moved to Viera from New York five years ago.
That's a real list, and if you've been avoiding The Avenue because you assumed half of it was still under construction, it's worth another look.
The Slip
Here's where it gets useful. Lakeside Social is a good example of how far a Viera opening date can move between the first press release and the actual event, even for a project that never stalled or changed hands.

That's roughly a three-month slide from the first firm date to the one that actually held, on a project with a named developer, an active build site, and no reported setbacks. Trader Joe's moved the opposite direction. Once permits were pulled at The Avenue, the store opened within a matter of months, faster than most of the rumor mill expected.
The pattern isn't that Viera developers miss dates on purpose. It's that an announcement and a groundbreaking mean different things, and treating them the same is how residents end up driving to a "coming soon" address expecting dinner.
Still on the Way, and How Far Out That Really Is
A few names have been circulating for months and are worth sorting by how close they actually are.
Sirocco Station, a fast-casual Lebanese and Mediterranean concept from the team behind Sirocco Mediterranean Restaurant & Lounge in Dania Beach and Pembroke Pines, is taking over the former Olive Tree Greek Grill space at 2270 Town Center Avenue. The April 2026 announcement put the opening at roughly six months out, which lands right around now, but as of this writing no firm date has been confirmed publicly. If you've been checking the storefront window for a sign, that's why it's still blank.
CAVA, the Mediterranean fast-casual chain with more than 350 locations nationally, announced a spot at The Crossings at Viera, its first Brevard County location. The most recent reporting we could find still had no confirmed opening date attached, which puts it in a different category than Sirocco Station. An announcement without a construction timeline is a much longer wait than one with a building already going up.
Tiki Docks Bar & Grill, the Polynesian-themed restaurant planned for the Borrows West district, has the longest runway of anything on this list. It was first proposed back in 2022. Site work only got underway this past July, and the current target is early 2027, first quarter, not this year at all. Four years between concept and shovels is a reminder that a name showing up in a press release is not the same as a name showing up on a menu.
Whole Foods, under construction near Stadium Parkway and Lake Andrew Drive, is still a construction site as of this month, with no opening announced yet.
The through-line: the more physical evidence there is, poured concrete, framed walls, a crew on-site, the closer you can trust the date. A name with only a press release attached could be six months out or two years out, and there's no way to tell the difference from the announcement alone.
Not Everything in Viera Is Opening
The flip side of all this construction is that Viera also loses businesses, and that part of the story gets less attention. The Winn-Dixie at 5410 Murrell Road, anchor tenant of The Village Center at Viera Boulevard since 2021, closed in mid-July 2026, along with the adjacent Winn-Dixie Beer, Wine & Spirits store. Brevard County records point to a Crunch Fitness eventually taking the space. That storefront has actually cycled through several identities before Winn-Dixie ever moved in, including a Kash n' Karry supermarket around 2020, a home décor store, an art gallery, a fitness studio, and an Earth Fare health foods market. It's a reminder that the churn in this neighborhood runs in both directions. A location that feels permanent this year can be something else entirely by next summer.
What's Actually on the Calendar
Away from the storefronts, the fall date that's locked in is the 42nd annual Space Coast State Fair, running October 29 through November 15 at Space Coast Daily Park right in Viera. Eighteen days of rides, live entertainment, and fair food, and unlike half the retail news above, this one has a start date that isn't going to slide.
The Pattern, If You're Keeping Track
None of this is a knock on how fast Viera builds. Few places in Brevard County are adding this much this quickly, and most of what gets announced here does eventually open. The lesson from watching Trader Joe's, Lakeside Social, Sirocco Station, and Tiki Docks land on four different timelines is simpler than it looks: check for the crew on-site before you plan your evening around a name you read online. Arthur Crossett's paper-covered windows turned into a full year of NY-style pizza. The next name on the fence might take a season, or it might take four years. The only way to know which is to watch for the equipment, not the announcement.
