Carpenter | Kessel · State of the Marketplace · September 2026
Homes that sold on Florida's Space Coast in September sold faster and closer to asking price than a year ago. New contract activity, however, shows buyers are becoming more selective.
Average days on market fell 20% year over year, from 50 days to 40. Closed homes sold for nearly 97% of asking price. At the same time, mortgage rates reached 7.5%, their highest level in 28 months, and the final week of September produced the fewest new contracts since December.
In this month's State of the Market, Carpenter | Kessel breaks down what that split means for buyers, sellers, and homeowners across Brevard County, along with a major new jobs story in Titusville.

Space Coast Homes Sold 20% Faster in September 2026
Homes that closed across the Space Coast in September averaged 40 days on market, down from 50 a year earlier. The list-to-sale price ratio rose roughly 1.5 percentage points, with closed homes selling for nearly 97% of asking price on average.
Those numbers describe the homes that sold. They show that well-positioned properties are still attracting buyers who are ready to act, and acting with less negotiation than they did a year ago.
Why New Contracts Slowed on the Space Coast in Late September 2026
The forward-looking data tells a more cautious story. The final week of September saw the fewest new contracts written since December, and mortgage rates climbed to 7.5%, the highest level in 28 months.
Higher borrowing costs raise monthly payments and narrow what each buyer can comfortably afford. The result is a market where closed sales look strong while new contract activity softens. Buyers have not left, but they are deciding more carefully which homes justify today's financing costs.
"Faster sales shouldn't be interpreted as permission to overprice. Buyers are still acting on the right properties, but they're increasingly selective."

Space Coast Innovation Park Breaks Ground in Titusville, September 2026
On September 16, Space Coast Innovation Park broke ground in Titusville. The planned 50-acre development could bring 1,500 to 2,000 jobs to North Brevard as it builds out.
It is another sign of the investment and employment growth that continues to set the Space Coast apart from markets driven only by national rate headlines. Rates shape the pace of the market month to month. Jobs shape long-term housing demand.
What September 2026 Means for Space Coast Sellers and Buyers
For Sellers
Faster sales are not a reason to stretch on price. Buyers are acting on homes that are positioned correctly and passing on the rest. If a listing is sitting while comparable homes are selling, pricing, positioning, and marketing strategy deserve a closer look.
For Buyers
Rates at 7.5% raise monthly payments and put real pressure on affordability. The slowdown in new contracts gives buyers more room to be deliberate. The right home still moves quickly, so knowing your numbers before you find it matters.

Bottom Line: Space Coast Real Estate Market September 2026
September delivered two signals at once. Homes that sold moved faster and closer to asking price, while rising rates slowed the pace of new contracts. Both are true, and both point to the same conclusion: buyers are still active, but they are choosing carefully.
