Brevard County's economy keeps expanding, but the Space Coast housing market is sending mixed signals. Inventory is down 17% since May, nearly half of Melbourne's active listings have cut their price, and mortgage rates are approaching 7.5%.

In this month's State of the Market, Carpenter | Kessel looks at what those numbers mean for homeowners, sellers, and buyers in Melbourne, Viera, Satellite Beach, Indialantic, Melbourne Beach, Cocoa Beach, Merritt Island, and communities across Florida's Space Coast.

Space Coast Aerospace and Defense Hiring Continues, October 2026

September's jobs report showed more than 1,800 advertised openings in Brevard County's aerospace and defense industries. That hiring keeps adding to the economic momentum behind the Space Coast.

Job growth supports long-term housing demand. It does not set this month's prices, though. Those still depend on mortgage rates, affordability, and how each home is priced against the competition.

Space Coast Pending Sales Improve as Mortgage Rates Near 7.5% in October 2026

Mortgage rates surged in September and are now approaching 7.5%. Higher rates raise monthly payments and narrow what buyers can comfortably afford.

Even so, pending sales increased modestly in October. Buyers have not left the market. They are adjusting to higher borrowing costs and moving forward on the homes that make sense.

Space Coast Housing Inventory Down 17% Since May 2026

Available housing inventory has declined for nearly six consecutive months and now sits 17% below May. Fewer homes are competing for each buyer's attention.

Less competition helps sellers, but it does not automatically lead to higher selling prices. Buyers are still comparing every option carefully, and the homes that sell are the ones priced to current expectations.

"Economic growth supports the future, but successful real estate decisions depend on today's market conditions."

Why 46% of Melbourne Listings Reduced Their Price in October 2026

Nearly half of Melbourne's active listings have taken a price reduction. That is a clear sign that many homes came to market above what today's buyers are willing to pay.

At the same time, the list-to-sale price ratio is improving. Sellers are negotiating less on the deals that close. The pattern is consistent: once a home is priced correctly, buyers respond with stronger offers.

What the October 2026 Space Coast Market Means for You

For Sellers

Lower inventory works in your favor only when the price is right. With 46% of Melbourne listings already reduced, pricing to current buyer expectations from day one, backed by strategic marketing and professional representation, is what produces the strongest result.

For Buyers

Higher rates still shape affordability, but October's rise in pending sales shows buyers are adapting. Focus on homes with the right mix of location, condition, and value, and watch for listings that have already adjusted their price.

The Bottom Line for the Space Coast Market, October 2026

Brevard County's aerospace and defense growth supports a strong long-term outlook for Space Coast real estate. Today's market, however, remains sensitive to mortgage rates, pricing, and affordability.

Inventory is tighter, buyers are adapting, and well-priced homes are closing with less negotiation. For deeper data on the luxury segment, see our Space Coast luxury real estate guide.
