As we enter the fourth quarter, the question I'm hearing from buyers and sellers is whether to make a move before year-end or wait until January. The answer depends less on the calendar than on your goals, your competition, and how prepared you are to act.
3.5 Months of Inventory | 4.5 Months of Inventory |
Brevard County single-family homes | |
In August, Brevard County had 3.5 months of single-family inventory, down from 4.5 months a year earlier. There are fewer homes available overall, but buyers are still selective. Pricing, presentation, and the luxury of knowledge matter.
Selling Your Home in Q4
Start with your timeline. If you need to close before December 31, we need to account for listing preparation, marketing, inspections, financing, and closing. The later we start, the fewer options we have if something takes longer than expected.
The Compass Private Exclusive Option
If you have flexibility, you don't have to choose between listing publicly now and waiting until January. A Compass Private Exclusive lets us introduce your home to buyers while we prepare for a broader launch, without accumulating public days on market or price reduction history. There's also an appeal to seeing a home before everyone else does, particularly for buyers looking for something distinctive.
If the right buyer meets your price and terms during that phase, you can sell without ever taking the home to the broader public market and keep the privacy that comes with it. If not, we can use what we learn to sharpen the price and presentation before expanding exposure through Coming Soon and a full launch. If your home hasn't sold, we would plan a full public launch for mid-January, when buying and selling activity typically picks up on the Space Coast.
Phase 01 Private Exclusive Introduce the home to buyers quietly. No public days on market, no price history. | Phase 02 Coming Soon Use buyer feedback to sharpen price and presentation before expanding exposure. | Phase 03 Full Public Launch Planned for mid-January, when Space Coast activity typically picks up. |
Who a Private Exclusive Fits Best
I'm more likely to recommend a Private Exclusive for a home or oceanfront condo priced above $1.2 million, where the buyer pool is narrower and seeing a property off market has particular appeal. Dewayne Carpenter and Kirk Kessel, along with the Carpenter | Kessel Team at Compass, specialize in this segment of the Brevard and Space Coast market.
~30% of Brevard County sales above $2 million were represented by the Carpenter | Kessel Team in 2025. That reach gives us a meaningful audience for a private introduction. |
For a more typical home, I would generally favor Compass Coming Soon followed by a full public launch to reach the widest pool of buyers.
That feedback only helps if we act on it. If buyers respond to the home but not the price, we should address that before the full launch. Private exposure also reaches a smaller audience, so I would weigh that tradeoff against your need for privacy, your timing, and the competition in your price range.

Buying a Home in Q4
I'm a strong proponent of buying in Q4. As people turn their attention to the holidays and put their plans on hold until the new year, you often face less competition. That can mean more time to evaluate a home and a better opportunity to negotiate.
3.5% Below Seasonal Peak | ~$14K On a Median-Priced |

The seasonal data supports taking a closer look. Realtor.com identified September 27 through October 3 as the best buying week nationally in 2026, with asking prices historically about 3.5% below their seasonal peak, roughly $14,000 on a median-priced home. Its analysis places the best weeks for several Florida metros later, from late October into early December. Price reductions also tend to become more common during this part of the year. Those are broad patterns, not a promised discount on a particular Brevard home, but they reinforce why I don't advise buyers to automatically wait for January.
A quieter market does not mean every seller is desperate. Some want to close before year-end; others would welcome a solid offer now with a closing after the holidays. We look at the home's competition, time on market, and the seller's priorities, then write an offer that makes sense on both price and terms.
If you find the right home in Q4, I would rather have you negotiate while fewer buyers are paying attention than wait for everyone else to restart their search in the new year. |
Q4 Space Coast Real Estate FAQ
Is Q4 a good time to buy a home in Brevard County?
Often, yes. Many buyers pause their search for the holidays, which can mean less competition, more time to evaluate a home, and more room to negotiate on price and terms. Realtor.com's 2026 analysis also places the best buying weeks for several Florida metros between late October and early December.
Should I list my Space Coast home now or wait until January?
It depends on your timeline and your price range. If you need to close before December 31, start preparing now. If you have flexibility, a Compass Private Exclusive lets you introduce your home to buyers now and plan a full public launch for mid-January if it hasn't sold.
What is a Compass Private Exclusive?
A Compass Private Exclusive markets a home to buyers before it goes on the public market, so it doesn't accumulate public days on market or price reduction history. If the right buyer meets your price and terms, you can sell privately. If not, feedback from that phase helps refine price and presentation before Coming Soon and a full launch.
Who should consider a Private Exclusive listing?
It tends to fit homes and oceanfront condos above $1.2 million on the Space Coast, where the buyer pool is narrower and off-market access has real appeal. For a more typical home, Compass Coming Soon followed by a full public launch usually reaches the widest pool of buyers.
How much inventory is there in Brevard County right now?
In August 2026, Brevard County had 3.5 months of single-family inventory, down from 4.5 months a year earlier. There are fewer homes available, but buyers remain selective about pricing and presentation.
