What the two-speed market means in practice

If you own a luxury single-family home on the water, you are in the tightest part of this market. Inventory down 30% year over year with a 98% sale-to-list ratio means correctly priced properties are transacting close to ask, and buyers have fewer alternatives than they did a year ago.

If you own a luxury condominium, the picture is different and the reasons are structural. Post-Surfside milestone inspection and reserve funding requirements have raised carrying costs across older buildings, and buyers are underwriting association finances far more carefully than they did three years ago. Where the $1M+ segment has moved

The luxury tier has tightened substantially over the past year. Our Q2 2026 luxury and waterfront reporting showed pending sales in the $1M+ segment up 20.6% year over year against June 2025. Our May 2026 report showed luxury pending sales up 72% year over year with active inventory down 17%.

The most active luxury price band has moved up to $1.5M–$1.75M, which is a meaningful shift — it indicates strength migrating upward through the tier rather than concentrating at the entry point. Meanwhile luxury single-family days on market at 51 sits well below the county-wide 65, another signal that the top of the market is not behaving like the middle.

Two honest qualifications, because they matter for anyone making a decision on this data.

First: the announced jobs are not here yet. Palm Bay–Melbourne–Titusville metro total nonfarm employment was essentially flat year over year through June 2026 at 258,100, with county unemployment at 4.8% (Bureau of Labor Statistics). The large expansions are forward commitments on multi-year timelines — Relativity's job creation extends to 2034. Current housing demand is driven more by in-migration and capital commitment than by payroll growth already realized.

Second: 2026 launch cadence is running behind. Florida recorded 109 orbital launches in 2025 — the first triple-digit year, up 17% over 2024's 93 — but the 50th launch of 2026 came on August 7, roughly two months later than the equivalent 2025 milestone, attributed to reduced ULA, Blue Origin, and SLS activity. Growth is expected to resume in 2027 as Relativity and Stoke Space come online. Anyone describing 2026 as a record year is not reading the data.

The Census Bureau estimated Brevard County's population at 663,982 as of July 1, 2025, up 9.5% from the April 2020 count of 606,616 — roughly 57,400 additional residents in five years.
